New Roofs:What You Need to Know

What it is

A new roof (or re-roof) means stripping the existing covering back and rebuilding the pitched roof with new materials. That typically includes new underlay, new battens and new tiles or slates, together with new ridges, verges, valleys and flashings so every part of the roof is renewed at the same time.

Who it's for

A new roof is for homeowners whose roof has reached the end of its working life, who are tired of paying for repeated repairs, or who are renovating a property and want the roof done properly before anything else. Landlords replacing a problem roof between tenancies also choose this route.

When you need it

Signs that it's time for a new roof include widespread slipped or porous tiles, sagging roof lines, failed or missing underlay visible from the loft, repeated leaks in different places, and repairs that no longer hold. If you are spending money on the same roof year after year, replacement usually becomes the better investment.

Why it matters who does it

A roof is one of the most important structural parts of a home. The difference between a roof that lasts and one that causes problems comes down to preparation, the quality of the underlay and battens, and careful detailing at ridges, verges, valleys and abutments. That's where three generations of roofing experience counts.

The cost of waiting

What HappensIf It's Left

Putting off a re-roof on a roof that has genuinely failed rarely saves money. It usually means paying for repairs and for the new roof.

Repeated repair bills

On a worn-out roof, fixing one area often moves the problem elsewhere. Money spent on patching is money not spent on a lasting solution.

Hidden structural damage

Failed underlay and porous tiles let moisture reach rafters and battens. The longer it continues, the more timber needs replacing.

Heat loss and damp

Wet insulation stops insulating. Damp lofts lead to condensation, mould and higher heating bills.

Interior damage

Leaks from a failing roof damage ceilings, decorations and belongings, often all at once in a bad storm.

Common mistakes to avoid

  • Choosing a quote on price alone without asking what's included: underlay, battens, ridges and flashings all matter.
  • Re-using old battens or flashings to cut costs, which shortens the life of the new roof.
  • Accepting a quote with no written guarantee period.
  • Waiting until a major leak forces the job into the wettest time of year.

How We PriceNew Roofs

Every new roofs job starts with a free survey. We come to the property, look at the problem properly and talk you through what we've found. You don't pay anything for the visit and there's no obligation to go ahead.

After the visit we send you a fixed-price quote, usually within a day. We don't work on an hourly rate, so the figure on the quote is the figure you pay; the job taking a little longer than expected doesn't change your bill. Deposits are only required on larger jobs, and no deposit is needed for repairs.

Because every property is different, we don't publish set prices online. A fixed price based on your actual roof is fairer and more accurate than a guess based on averages.

Six Questions to AskAny Roofer

Whoever you choose for your new roofs, these questions will help you compare quotes fairly and avoid unpleasant surprises.

  1. 1

    Is the price fixed?

An hourly rate or a vague estimate can grow as the job goes on. Ask for a fixed total in writing before any work begins. Every Redland quote is a fixed price.

  2. 2

    What exactly is included?

Two quotes can look very different once you compare what's actually being done. Ask for the work to be described clearly so you're comparing like with like.

  3. 3

What's the guarantee, and is it in writing?

A guarantee period should be stated, not implied. Ours are 25 years on new pitched roofs and 15 years on flat roofs, with repair guarantees confirmed on site.

  4. 4

    Are you insured?

Roofing is work at height. Make sure whoever you hire is insured. We are fully insured.

  5. 5

    Can I read independent reviews?

Reviews on independent platforms are harder to fake than testimonials on a website. You can read ours on Google and Checkatrade.

  6. 6

How soon will I get the quote?

A slow quote is often a sign of slow work. We aim to send your quote within a day of the visit.

In detail

New RoofsExplained

No two re-roofs are identical. These are the main elements and decisions involved in a new pitched roof.

Tiles and slates

Pitched roofs can be covered in a range of tiles and slates. During the survey we'll discuss what suits your property, matches neighbouring roofs where that matters, and fits your budget, then price it as a fixed cost.

Underlay and battens

Underlay is the second line of defence beneath the tiles, and battens hold everything in place. On a new roof both are renewed, so the whole system starts its life together.

Ridges and verges

Ridges and verges can be traditionally mortar-bedded or installed as a dry fix system. Dry ridge and dry verge are mechanically fixed, which avoids the cracking and loosening that affects mortar over time.

Valleys, abutments and lead work

Where the roof meets walls, chimneys, dormers or another slope, the detailing must be right. We renew flashings and lead work as part of the job so there are no weak points left behind.

Roofline at the same time

Re-roofing is the ideal moment to replace tired fascias, soffits and guttering, because access is already in place. We can quote for the full roofline alongside the roof.

Extensions, garages and outbuildings

New pitched roofs aren't just for the main house. We also re-roof pitched garages, extensions and outbuildings.
