Flat Roof Repairs:What You Need to Know

What it is

A flat roof repair fixes a specific fault in an existing flat roof (a split, a blister, a failed joint, a leaking edge or a damaged outlet) without replacing the whole covering. Done properly, it restores the roof's waterproofing and stops water reaching the deck and the rooms below.

Who it's for

This service is for homeowners with a leaking flat roof on a garage, extension, dormer, porch or bay where the rest of the roof is still in reasonable condition. One customer's review describes us quoting for a leaking flat roof and returning the next day to carry out the work.

When you need it

Call as soon as you see signs of a problem: a damp patch or drip in an extension ceiling, standing water that wasn't there before, visible splits or bubbles in the surface, or loose trims at the edge. Flat roof leaks get worse quickly once water reaches the deck.

Why it matters who does it

Water on a flat roof can travel a long way before it appears inside. Finding the actual entry point (often an edge, upstand or joint rather than the middle of the roof) saves you paying for a repair in the wrong place.

The cost of waiting

What HappensIf It's Left

A small flat roof leak is a straightforward repair. Left for a few months, it can become a full replacement.

Deck damage

Water soaks into the timber boards beneath the covering, softening and eventually rotting them.

Interior damage

Leaks over extensions and garages damage ceilings, walls and anything stored beneath.

Spreading failure

Water under the covering lifts and weakens it, so a small split becomes a large area of failure.

Higher final cost

Every month a leak is left adds to the work (and the bill) needed to put it right.

Common mistakes to avoid

  • Painting over splits with general-purpose sealant, which rarely bonds well or lasts.
  • Assuming the leak is where the stain is, without checking edges and upstands.
  • Repairing a roof that has reached the end of its life instead of getting honest advice on replacement.
  • Waiting for the roof to dry out before acting, giving water more time to cause damage.

How We PriceFlat Roof Repairs

Every flat roof repairs job starts with a free survey. We come to the property, look at the problem properly and talk you through what we've found. You don't pay anything for the visit and there's no obligation to go ahead.

After the visit we send you a fixed-price quote, usually within a day. We don't work on an hourly rate, so the figure on the quote is the figure you pay; the job taking a little longer than expected doesn't change your bill. Deposits are only required on larger jobs, and no deposit is needed for repairs.

Because every property is different, we don't publish set prices online. A fixed price based on your actual roof is fairer and more accurate than a guess based on averages.

Six Questions to AskAny Roofer

Whoever you choose for your flat roof repairs, these questions will help you compare quotes fairly and avoid unpleasant surprises.

  1. 1

    Is the price fixed?

An hourly rate or a vague estimate can grow as the job goes on. Ask for a fixed total in writing before any work begins. Every Redland quote is a fixed price.

  2. 2

    What exactly is included?

Two quotes can look very different once you compare what's actually being done. Ask for the work to be described clearly so you're comparing like with like.

  3. 3

What's the guarantee, and is it in writing?

A guarantee period should be stated, not implied. Ours are 25 years on new pitched roofs and 15 years on flat roofs, with repair guarantees confirmed on site.

  4. 4

    Are you insured?

Roofing is work at height. Make sure whoever you hire is insured. We are fully insured.

  5. 5

    Can I read independent reviews?

Reviews on independent platforms are harder to fake than testimonials on a website. You can read ours on Google and Checkatrade.

  6. 6

How soon will I get the quote?

A slow quote is often a sign of slow work. We aim to send your quote within a day of the visit.

In detail

Flat Roof RepairsExplained

Flat roof faults tend to fall into a few common categories. Here's what we look for and how each is dealt with.

Splits and cracks

Older coverings can crack and split as they age and are exposed to heat and cold. We repair the affected area so it is sealed and watertight.

Blisters and bubbles

Blisters form when moisture or air is trapped under the covering. Small ones may be monitored; larger or split ones need repairing before water gets in.

Edges and trims

Edges take the brunt of wind and water. Loose or failed trims are one of the most common causes of flat roof leaks, and one of the most straightforward to fix.

Upstands and wall junctions

Where a flat roof meets a wall, the upstand and flashing must keep water out. Failed flashings and cracked mortar here often cause leaks that appear inside the house.

Outlets and drainage

Blocked or failed outlets cause ponding and overflow. We clear and repair outlets and check that water drains away from the roof.

EPDM and liquid rubber roofs

Rubber roofs can also be repaired when damaged. If your roof needs replacing, see our flat roofs page; new flat roofs carry a 15-year guarantee.
