Lead Work:What You Need to Know

What it is

Lead work covers the flashings, valleys and weatherings that seal the joints on a roof, where it meets a wall, a chimney, a dormer or another roof slope. Lead is shaped by hand to fit each junction, creating a durable, watertight detail that tiles alone can't achieve.

Who it's for

This service is for homeowners with leaks around chimneys, walls, dormers or valleys, for anyone whose existing lead has cracked, lifted or gone missing, and for re-roofing or extension projects where new lead details are needed.

When you need it

You may need lead work if you see damp on chimney breasts or walls below a roof junction, staining around dormers, lifted or split lead visible from the ground, or cracked mortar where lead is tucked into brickwork.

Why it matters who does it

Lead is only as good as the person who fits it. It has to be dressed to the shape of the roof, fixed correctly and allowed to move with temperature changes. One customer's review describes the team replacing tiles and lead work as 'a nice clean job'.

The cost of waiting

What HappensIf It's Left

Failed lead lets water into the most vulnerable parts of a roof, often straight onto timbers and walls.

Damp walls and chimney breasts

Water running behind a failed flashing soaks into brickwork and shows up as damp patches inside.

Timber decay

Leaks at valleys and abutments run onto rafters and battens, causing rot that spreads unseen.

Interior damage

Ceilings and decorations near chimneys and dormers are often the first to suffer.

Bigger repairs later

A flashing repair today can prevent a much larger roof or chimney repair next year.

Common mistakes to avoid

  • Covering lifted lead with sealant or tape instead of refixing it properly.
  • Using lead that's too small or too thin for the job.
  • Ignoring cracked mortar where the lead is tucked into the wall.
  • Leaving a stolen or missing flashing until the next heavy rain.

How We PriceLead Work

Every lead work job starts with a free survey. We come to the property, look at the problem properly and talk you through what we've found. You don't pay anything for the visit and there's no obligation to go ahead.

After the visit we send you a fixed-price quote, usually within a day. We don't work on an hourly rate, so the figure on the quote is the figure you pay; the job taking a little longer than expected doesn't change your bill. Deposits are only required on larger jobs, and no deposit is needed for repairs.

Because every property is different, we don't publish set prices online. A fixed price based on your actual roof is fairer and more accurate than a guess based on averages.

Six Questions to AskAny Roofer

Whoever you choose for your lead work, these questions will help you compare quotes fairly and avoid unpleasant surprises.

  1. 1

    Is the price fixed?

An hourly rate or a vague estimate can grow as the job goes on. Ask for a fixed total in writing before any work begins. Every Redland quote is a fixed price.

  2. 2

    What exactly is included?

Two quotes can look very different once you compare what's actually being done. Ask for the work to be described clearly so you're comparing like with like.

  3. 3

What's the guarantee, and is it in writing?

A guarantee period should be stated, not implied. Ours are 25 years on new pitched roofs and 15 years on flat roofs, with repair guarantees confirmed on site.

  4. 4

    Are you insured?

Roofing is work at height. Make sure whoever you hire is insured. We are fully insured.

  5. 5

    Can I read independent reviews?

Reviews on independent platforms are harder to fake than testimonials on a website. You can read ours on Google and Checkatrade.

  6. 6

How soon will I get the quote?

A slow quote is often a sign of slow work. We aim to send your quote within a day of the visit.

In detail

Lead WorkExplained

Lead is used in several places on a typical roof. These are the main types of lead work we carry out.

Abutment flashings

Where a roof slope meets a wall, step or cover flashings direct water away from the junction. We fit and refix them so water runs onto the tiles rather than into the wall.

Chimney flashings

Chimneys need flashings on every side. Failed chimney lead is a very common cause of leaks; see our chimney services page for repointing and flashing work.

Valleys

Lead-lined valleys carry large volumes of water between two roof slopes. Split or worn lead valleys are re-lined to restore a watertight channel.

Dormers and bays

Dormer cheeks, tops and bay roofs often use lead to seal awkward shapes. We dress lead to fit so there are no gaps for water to find.

Lead as part of a repair or re-roof

Lead work is often carried out alongside tile repairs or as part of a new roof, so every junction is renewed at the same time.

Why lead lasts

Lead is soft enough to be shaped around complicated junctions by hand, yet durable enough to sit exposed to the weather for many years. That combination is why it remains the traditional choice for flashings, valleys and weatherings on pitched roofs.

Allowing for movement

Lead expands and contracts with temperature. Fitting it in sensibly sized pieces, with proper laps and fixings, lets it move without splitting. Lead that has been fitted in pieces that are too long, or fixed too rigidly, is one of the most common reasons we see cracked flashings.

Where lead meets mortar

Flashings are usually tucked into the mortar joints of a wall or chimney. If that mortar cracks, water gets behind the lead. We check and re-secure these joints as part of the job, because a perfect piece of lead is no use if the wall above it lets water in.
