Flat Roofs:What You Need to Know

What it is

A new flat roof replaces the existing covering on a garage, extension, dormer or porch with a modern waterproof system. We install two systems: EPDM, a single-sheet synthetic rubber membrane, and liquid rubber, a coating applied in liquid form that cures into a seamless waterproof layer.

Who it's for

This service is for homeowners with a flat roof that has reached the end of its life (often old felt that has blistered, cracked or started leaking) and for anyone building or renovating an extension who wants a roof that won't need attention every few years.

When you need it

It's time to replace a flat roof when it leaks in more than one place, holds standing water, shows splits, blisters or exposed felt, or has been patched repeatedly. A soft or spongy feel underfoot can also mean the deck beneath has been affected by water.

Why it matters who does it

A flat roof depends entirely on the waterproof layer and the details at its edges, upstands and outlets. Getting those right is what makes the difference between a roof that lasts and one that leaks again. Customers regularly mention our tidy, thorough flat roof work in their reviews.

The cost of waiting

What HappensIf It's Left

Flat roofs fail gradually and then suddenly. Once water gets under the covering, damage spreads quickly across the deck.

Rotten decking

Water trapped beneath a failed covering soaks into the timber deck. A replacement that could have been straightforward then needs new boards.

Ceiling and wall damage

Leaks from flat roofs often show up in extension ceilings and along walls, damaging plaster and decoration.

Standing water

Ponding speeds up the breakdown of older coverings and adds weight to the roof structure.

Endless patching

Patching old felt buys time but rarely fixes the cause. Each repair adds to the total cost.

Common mistakes to avoid

  • Laying a new covering over a wet or damaged deck.
  • Patching blistered felt again and again instead of replacing it.
  • Ignoring edges, upstands and outlets, where most flat roof leaks start.
  • Choosing a quote with no written guarantee on the system.

How We PriceFlat Roofs

Every flat roofs job starts with a free survey. We come to the property, look at the problem properly and talk you through what we've found. You don't pay anything for the visit and there's no obligation to go ahead.

After the visit we send you a fixed-price quote, usually within a day. We don't work on an hourly rate, so the figure on the quote is the figure you pay; the job taking a little longer than expected doesn't change your bill. Deposits are only required on larger jobs, and no deposit is needed for repairs.

Because every property is different, we don't publish set prices online. A fixed price based on your actual roof is fairer and more accurate than a guess based on averages.

Six Questions to AskAny Roofer

Whoever you choose for your flat roofs, these questions will help you compare quotes fairly and avoid unpleasant surprises.

  1. 1

    Is the price fixed?

An hourly rate or a vague estimate can grow as the job goes on. Ask for a fixed total in writing before any work begins. Every Redland quote is a fixed price.

  2. 2

    What exactly is included?

Two quotes can look very different once you compare what's actually being done. Ask for the work to be described clearly so you're comparing like with like.

  3. 3

What's the guarantee, and is it in writing?

A guarantee period should be stated, not implied. Ours are 25 years on new pitched roofs and 15 years on flat roofs, with repair guarantees confirmed on site.

  4. 4

    Are you insured?

Roofing is work at height. Make sure whoever you hire is insured. We are fully insured.

  5. 5

    Can I read independent reviews?

Reviews on independent platforms are harder to fake than testimonials on a website. You can read ours on Google and Checkatrade.

  6. 6

How soon will I get the quote?

A slow quote is often a sign of slow work. We aim to send your quote within a day of the visit.

In detail

Flat RoofsExplained

Choosing the right flat roof system depends on the roof's size, shape, use and detailing. Here's how our two systems compare.

EPDM rubber membranes

EPDM is a synthetic rubber supplied in large sheets, which means very few joins on most domestic roofs. It remains flexible through hot summers and cold winters and suits garages, extensions and dormers with straightforward shapes.

Liquid rubber systems

Liquid rubber is applied as a liquid and cures to form a seamless waterproof layer. It works particularly well on roofs with awkward shapes, lots of penetrations or complex details, where a sheet membrane would need many cuts.

Garage roofs

Flat garage roofs are one of the most common jobs we do. Replacing old felt with EPDM gives a clean, durable finish.

Extensions and dormers

Flat roofs on extensions and dormers sit over living space, so a reliable seal at the wall junction and edges is essential. We pay close attention to upstands, trims and flashings.

Edges, upstands and outlets

Most flat roof failures happen at the edges rather than in the middle. We detail trims, upstands against walls and outlets carefully so water is carried away rather than drawn in.

Replacing or repairing?

If your flat roof only has a localised fault, a repair may be all you need. See our flat roof repairs page, or ask us at the survey and we'll give you an honest view.
