Chimney Services:What You Need to Know

What it is

Our chimney services cover two things: repointing and flashing. Repointing replaces worn, cracked or missing mortar between the chimney's bricks or stones. Flashing seals the junction where the chimney meets the roof, so rainwater runs onto the tiles instead of into the house.

Who it's for

This service is for homeowners whose chimney has crumbling mortar, damp showing on chimney breasts or ceilings nearby, or lifted and damaged flashings. It also suits anyone having roof work done who wants the chimney put right at the same time.

When you need it

Signs you need chimney work include mortar washing out of the joints, damp patches on chimney breasts or bedroom ceilings beside the stack, staining on outside brickwork and lead flashings that have lifted, split or gone missing.

Why it matters who does it

Chimneys are the most exposed part of the roof, battered by wind and rain on every side. Working on them safely needs proper access and experience. We focus on doing these two jobs properly so your chimney stays weathertight.

The cost of waiting

What HappensIf It's Left

Chimney problems rarely stay small. Water that gets into a stack works its way down into the house.

Damp chimney breasts

Water entering through worn joints or failed flashings shows up as damp, stained plaster inside.

Loose brickwork

As mortar erodes, bricks and stones loosen, making the stack less stable over time.

Roof timber damage

Leaks at the chimney junction run onto surrounding rafters and battens.

Frost damage

Water trapped in joints freezes and expands, accelerating the breakdown of mortar and masonry.

Common mistakes to avoid

  • Painting sealant over worn joints instead of repointing them.
  • Patching flashings with tape or mastic, which fails within a season or two.
  • Blaming condensation for damp that's actually coming in from the chimney.
  • Leaving chimney work until it can't be put off any longer.

How We PriceChimney Services

Every chimney services job starts with a free survey. We come to the property, look at the problem properly and talk you through what we've found. You don't pay anything for the visit and there's no obligation to go ahead.

After the visit we send you a fixed-price quote, usually within a day. We don't work on an hourly rate, so the figure on the quote is the figure you pay; the job taking a little longer than expected doesn't change your bill. Deposits are only required on larger jobs, and no deposit is needed for repairs.

Because every property is different, we don't publish set prices online. A fixed price based on your actual roof is fairer and more accurate than a guess based on averages.

Six Questions to AskAny Roofer

Whoever you choose for your chimney services, these questions will help you compare quotes fairly and avoid unpleasant surprises.

  1. 1

    Is the price fixed?

An hourly rate or a vague estimate can grow as the job goes on. Ask for a fixed total in writing before any work begins. Every Redland quote is a fixed price.

  2. 2

    What exactly is included?

Two quotes can look very different once you compare what's actually being done. Ask for the work to be described clearly so you're comparing like with like.

  3. 3

What's the guarantee, and is it in writing?

A guarantee period should be stated, not implied. Ours are 25 years on new pitched roofs and 15 years on flat roofs, with repair guarantees confirmed on site.

  4. 4

    Are you insured?

Roofing is work at height. Make sure whoever you hire is insured. We are fully insured.

  5. 5

    Can I read independent reviews?

Reviews on independent platforms are harder to fake than testimonials on a website. You can read ours on Google and Checkatrade.

  6. 6

How soon will I get the quote?

A slow quote is often a sign of slow work. We aim to send your quote within a day of the visit.

In detail

Chimney ServicesExplained

Here's what's involved in each part of our chimney work. Please note we carry out repointing and flashing only; we do not rebuild chimneys.

Chimney repointing

Old, eroded mortar is carefully raked out of the joints and replaced with fresh mortar. This restores the stack's weather resistance and helps hold the masonry together.

Chimney flashing

The flashing around a chimney seals every side of the junction with the roof. We repair or replace failed flashings so water is directed onto the roof covering.

Cracked mortar fillets

Some chimneys are sealed with a mortar fillet instead of lead. These crack over time; we can replace them with lead flashing for a longer-lasting seal.

Combining with roof work

If you're having roof repairs or a new roof, it's the ideal time to deal with the chimney while access is already in place.

Why chimneys weather faster

Unlike walls, a chimney stack is exposed on every side, high above the shelter of the roof. Wind-driven rain, frost and sun all act on it at once, which is why chimney mortar often wears out long before the mortar elsewhere on the house.

Spotting problems from the ground

You don't need to climb up to spot a chimney problem. Look for gaps between the bricks where mortar has washed out, staining running down the stack, lead that looks lifted or creased, and plants growing from the joints. Inside, watch for damp patches on chimney breasts, especially after heavy rain.

What we don't do

To be clear about our service: we carry out chimney repointing and chimney flashing. We do not carry out chimney rebuilds. If we find a problem beyond repointing and flashing during the survey, we'll tell you honestly.
