Dry Fix Systems:What You Need to Know

What it is

Dry fix systems secure ridge tiles and verge edges mechanically, using clips, fixings and purpose-made components instead of relying on mortar alone. Dry ridge secures the tiles along the top of the roof; dry verge finishes the edges at the gable ends.

Who it's for

This service is for homeowners whose ridge or verge mortar is cracking, crumbling or falling out, whose ridge tiles have loosened, or who are having a new roof and want a low-maintenance finish from the start.

When you need it

Signs you need dry fix work include pieces of mortar on the ground or in the gutters, ridge tiles that look uneven or have gaps beneath them, and verge mortar that has cracked or washed out along the gable edge.

Why it matters who does it

Ridges and verges are the most exposed parts of the roof. Mortar there is constantly attacked by wind, rain and frost. Mechanically fixed systems hold tiles securely regardless of the weather.

The cost of waiting

What HappensIf It's Left

Loose ridges and failing verges are a safety risk as well as a leak risk.

Falling tiles and mortar

Loose ridge tiles and lumps of mortar can fall from the roof, especially in high winds.

Leaks along the ridge

Gaps beneath ridge tiles let wind-driven rain into the roof.

Storm damage

Wind gets under loose verges and ridges, lifting them and surrounding tiles.

Repeat repairs

Re-mortaring the same ridge every few years adds up over time.

Common mistakes to avoid

  • Pointing over cracked mortar instead of addressing the cause.
  • Waiting until a ridge tile falls before acting.
  • Fixing one section of ridge and leaving the rest to fail.
  • Ignoring verge mortar because it's hard to see from the ground.

How We PriceDry Fix Systems

Every dry fix systems job starts with a free survey. We come to the property, look at the problem properly and talk you through what we've found. You don't pay anything for the visit and there's no obligation to go ahead.

After the visit we send you a fixed-price quote, usually within a day. We don't work on an hourly rate, so the figure on the quote is the figure you pay; the job taking a little longer than expected doesn't change your bill. Deposits are only required on larger jobs, and no deposit is needed for repairs.

Because every property is different, we don't publish set prices online. A fixed price based on your actual roof is fairer and more accurate than a guess based on averages.

Six Questions to AskAny Roofer

Whoever you choose for your dry fix systems, these questions will help you compare quotes fairly and avoid unpleasant surprises.

  1. 1

    Is the price fixed?

An hourly rate or a vague estimate can grow as the job goes on. Ask for a fixed total in writing before any work begins. Every Redland quote is a fixed price.

  2. 2

    What exactly is included?

Two quotes can look very different once you compare what's actually being done. Ask for the work to be described clearly so you're comparing like with like.

  3. 3

What's the guarantee, and is it in writing?

A guarantee period should be stated, not implied. Ours are 25 years on new pitched roofs and 15 years on flat roofs, with repair guarantees confirmed on site.

  4. 4

    Are you insured?

Roofing is work at height. Make sure whoever you hire is insured. We are fully insured.

  5. 5

    Can I read independent reviews?

Reviews on independent platforms are harder to fake than testimonials on a website. You can read ours on Google and Checkatrade.

  6. 6

How soon will I get the quote?

A slow quote is often a sign of slow work. We aim to send your quote within a day of the visit.

In detail

Dry Fix SystemsExplained

Dry fix work can be carried out on its own or as part of a wider roofing job.

Dry ridge

Ridge tiles are secured along the apex of the roof using mechanical fixings and a ventilated roll beneath. This holds them firmly in place and allows the roof space to breathe.

Dry verge

Dry verge units clip over the edge tiles at the gable ends, replacing the mortar bed. They give a neat, uniform finish and protect the verge from wind and rain.

Hips

Hip tiles on hipped roofs can also be secured with a dry fix system in the same way as ridges.

Upgrading during repairs

If your ridge needs repairing, upgrading to dry ridge at the same time avoids the same problem returning.

On new roofs

Dry ridge and dry verge are a popular choice on new pitched roofs, which come with our 25-year guarantee.

Why mortar fails at the ridge

Mortar is rigid, while a roof moves slightly with temperature and wind. Over time, that movement, combined with frost and rain, cracks the mortar beneath ridge tiles and along verges. Once it cracks, water gets in and pieces start to fall away.

Ventilation at the ridge

Many dry ridge systems allow air to flow out of the roof space along the apex. This helps reduce condensation in the loft and keeps the roof timbers dry.

A cleaner look

Dry verge units give gable edges a neat, consistent line, and there's no mortar to stain or wash down the brickwork below.
